On the investment side, 11 transactions of $10 million or more have been recorded over the past two years, reflecting sustained institutional interest in Texas hotel assets.
Luxury development stands out in the current Texas pipeline. The 384-room JW Marriott Houston Downtown, developed by Pearl Hospitality, is the largest project currently tracked by Lodging Development and is now in construction. Also in the luxury segment, Dimension Hospitality is planning the 300-room JW Marriott San Antonio Riverwalk - IBC Centre, while Ashford has a 290-room JW Marriott Resort Craig Ranch in planning. In Austin, the 252-room 1 Hotel Austin Waterline, developed by Lincoln Property Company, is under construction. Over the past 24 months, Lodging Development has recorded 10 hotel openings in Texas totaling 1,189 rooms. The most notable recent addition is The Monarch San Antonio, Curio Collection, a 200-room upper upscale property that opened in early March 2026. Also opening in recent weeks were the 114-room Holiday Inn Express Euless and the 94-room Hampton Inn Wharton, both in mid-April 2026.
