The 301-room JW Marriott San Antonio Riverwalk at IBC Centre, being developed by Dimension Hospitality, is in planning and represents one of the state's largest luxury hotel projects. In the Dallas–Fort Worth area, Ashford is planning the 290-room JW Marriott Resort Craig Ranch, while the 214-room EDITION Hotel Dallas Chalk Hill has also entered planning. In Austin, Lincoln Property Company's 252-room 1 Hotel Austin Waterline is currently under construction.

Among the most notable recent additions is The Monarch San Antonio, a 200-room Curio Collection property that opened in early March 2026, marking a significant upper-upscale arrival in the San Antonio market. A 275-room dual-branded Staybridge Suites and Holiday Inn Express opened in downtown Houston in late April 2026. Additional spring 2026 openings include a Holiday Inn Express in Euless, a TownePlace Suites in Hutto, and a Hampton Inn in Wharton, underscoring continued delivery of select-service product across the state.

Lodging Development tracked 135 hotel transactions across Texas during the 18-month period ending in late 2025. As a non-disclosure state, individual sale prices are not publicly recorded for most Texas hotel transactions. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.66 billion over the past 18 months. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data.

Among the transactions tracked during this window, the 193-room Aloft Downtown Dallas was acquired by T2 Hospitality in October 2025, while KAMP Hotels purchased the 107-room Courtyard Amarillo Downtown that same month. It should be noted that 40 of the 135 transactions lacked sufficient pricing or loan data to include in the volume estimate, meaning actual market activity likely exceeded the estimated figure.
