DC Metro Hotel Development, Construction & Transactions

The DC Metro hotel market carries one of the larger active development pipelines among major East Coast metros, with 51 projects totaling 7,991 rooms currently tracked by Lodging Development. Transaction activity has been substantial, with 52 deals of $10 million or more recorded over the most recent 18-month window. Recent openings have added meaningful inventory at multiple price points, including a luxury property in Reston and a major upper upscale addition in Arlington. The region continues to attract investment from both national and regional hotel developers.

DC Metro Hotel Development & Construction Pipeline

Upscale and upper midscale projects form the core of the DC Metro development pipeline, accounting for 29 of the 51 projects tracked by Lodging Development. Eight upper upscale projects contribute 1,659 rooms, while a single luxury development adds 67 rooms at the top of the scale. Among the projects currently tracked, the 299-room AC Hotel and Residence Inn dual-brand in Richmond, being developed by Shamin Hotels, stands as one of the largest in planning. Also from Shamin Hotels, the 270-room Hilton Richmond The Mondelle is currently under construction. Douglas Development Corp. is advancing the 200-room Eighth & Main Hotel and Residences in final planning. Across the wider pipeline, an additional eight projects with an undetermined scale classification account for 797 rooms, while midscale and economy projects round out the remaining inventory.

Recent DC Metro Hotel Openings

Over the past 24 months, 36 hotels totaling 5,042 rooms have opened across the DC Metro area. Among the most notable recent additions is the 214-room Virginia Guesthouse, an upper upscale unaffiliated property that opened in early April 2026. The 247-room JW Marriott Reston Station, a luxury opening from fall 2025, brought high-end inventory to the Northern Virginia corridor, while the 331-room Hilton Arlington Rosslyn The Key represented the period's largest single opening by room count. Dual-brand and extended-stay concepts also contributed meaningfully, including the 182-room Hampton Inn and Home2 Suites in Richmond Chester, which opened in late December 2025.

Recent DC Metro Hotel Sales

Over the 18 months ending in late November 2025, Lodging Development recorded 52 hotel transactions of $10 million and above in the DC Metro area. Among the 35 deals with disclosed pricing, total documented volume reached approximately $1.23 billion. The Washington Marriott at Metro Center traded for roughly $128 million in late August 2025, acquired by T2 Hospitality, making it one of the period's highest-value deals in the region. The 419-room Sheraton Pentagon City sold for approximately $64.4 million to Knightstone Hotel Group in September 2025, while Montage International acquired the 128-room Sagamore Pendry Baltimore for $48 million that same month. These upper upscale transactions underscore sustained institutional appetite for well-positioned, full-service assets across the metro area. An additional 12 transactions in the dataset lacked sufficient pricing data for inclusion in the aggregate volume figure.
