Colorado's hotel development pipeline reflects sustained investment across both its Front Range metro corridors and mountain resort communities. Lodging Development currently tracks 58 projects totaling 7,207 rooms at various stages of planning and construction across the state. On the transaction side, 43 hotel sales of $10 million and above were recorded during the 18-month window ending in late 2025, underscoring consistent investor appetite for Colorado lodging assets. Recent openings have delivered new supply in resort, suburban, and airport-adjacent locations alike.

Colorado Hotel Development & Construction Pipeline

Upscale and upper midscale projects dominate Colorado's current development pipeline, with 20 upscale projects representing 2,344 rooms and 13 upper midscale projects adding another 1,488 rooms. Upper upscale development is also notable, with six projects accounting for 1,246 rooms. Among the projects currently tracked by Lodging Development, the 600-room Gregory Gulch Resort & Casino stands out as the largest by a significant margin — an upper upscale, unaffiliated property being developed by G3 Gaming and currently in the planning stage. In Colorado Springs, Nor'wood Development Group is planning the 180-room Catbird Hotel, an upscale entry, while Northgate Properties has the 199-room After Sunset Hotel in planning as well. Stonebridge Companies is advancing the 150-room Home2 Suites Glenwood Springs through final planning. Two luxury projects totaling 264 rooms and six economy-tier developments round out the 58-project, 7,207-room pipeline.

Recent Colorado Hotel Openings

Colorado has seen 22 hotel openings totaling 3,427 rooms over the past 24 months. Among the most recent, the All Inn Hotel, a 54-room upscale property, opened in early April 2026, followed closely by the 124-room Extended Stay America Premier Suites near Denver International Airport. The 175-room Residence Inn Apiary Hotel at Belleview Station and the 124-room StudioRes by Marriott Denver Tech Center both opened in February 2026. In the luxury segment, the 107-room RockResort at Kindred Keystone debuted in January 2026. The 250-room Limelight Boulder, an upper upscale opening in fall 2025, was among the largest deliveries during the period.

Over the 18-month period ending in late November 2025, Lodging Development tracked 43 hotel transactions of $10 million and above across Colorado. Among those with disclosed pricing, 31 sales totaled approximately $1.11 billion, reflecting strong capital flows into the state's lodging sector. Notable individual trades include the Gravity Haus Steamboat, a 77-room upscale resort property that sold for $23.5 million in October 2025, and the 127-room SpringHill Suites Denver West/Golden, which traded for $24.35 million in September 2025. The 120-room Aloft Denver North Westminster sold for $11 million to Swickard Auto Group, also in October 2025. Seven transactions during the window lacked sufficient public pricing data for inclusion in the aggregate volume figure.
