Lodging Development currently tracks 49 projects totaling 7,629 rooms in various stages of planning and construction across the region. Recent opening activity has delivered 36 new hotels with 5,000 rooms over the past 24 months, while 51 transactions of $10 million and above have been recorded in the 18-month window ending December 2025, underscoring sustained investor appetite for the capital region's lodging assets.
The DC Metro development pipeline is concentrated in the upscale and upper midscale tiers, which together account for 27 of the 49 projects tracked by Lodging Development and more than 4,500 rooms. Eight upper upscale projects representing 1,659 rooms add further depth, while a single luxury project and a handful of midscale and economy developments round out the pipeline.
Among the projects currently tracked, the 299-room AC Hotel and Residence Inn dual-branded property in Richmond, developed by Shamin Hotels, stands out as the largest by room count and is currently in construction. Shamin Hotels is also behind the 270-room Hilton Richmond The Mondelle, an upper upscale project also under construction. In Washington DC, Douglas Development Corp. is advancing the 200-room Eighth & Main Hotel and Residences through final planning. Elsewhere in Virginia, RMC Investments has a 143-room Home2 Suites and Tru by Hilton dual-branded project in planning for Danville.

Among recent notable trades, T2 Hospitality acquired the 459-room Washington Marriott at Metro Center for approximately $128 million in August 2025, the largest single transaction by price during the period. Knightstone Hotel Group purchased the 419-room Sheraton Pentagon City for roughly $64.4 million in September 2025, while Montage International acquired the 128-room Sagamore Pendry Baltimore for $48 million the same month.
