Transaction activity remains substantial, with 142 hotel sales recorded over the most recent 18-month tracking window, while 113 properties totaling roughly 13,700 rooms have opened in the past 24 months.

The upscale and upper midscale segments anchor the Texas development pipeline, combining for 167 projects and more than 21,300 rooms. Upper upscale projects account for another 37 entries, while 12 luxury properties add over 2,000 rooms to the tracked total. Among the projects currently tracked by Lodging Development, the 1,000-room Circuit of the Americas Hotel & Convention Center stands out as the largest, with RIDA Development Corp. leading that planning-stage effort. In Arlington, the 507-room Loews Americana Hotel is in final planning under Loews Hotels, positioning itself as a major upper upscale addition to the Dallas–Fort Worth market. Already under construction, Merritt Development Group's dual-branded AC Hotel and Moxy Dallas Uptown will deliver 350 rooms, while Dimension Hospitality is planning the 301-room JW Marriott San Antonio Riverwalk at IBC Centre. Altogether, Lodging Development tracks 277 projects totaling 39,708 rooms across the state.

Over the past 24 months, 113 hotels totaling 13,697 rooms have opened across Texas. The most notable recent addition is the 275-room Staybridge Suites and Holiday Inn Express dual-branded property in downtown Houston, which opened in late April 2026. The Monarch San Antonio, a 200-room Curio Collection by Hilton, opened in early March 2026 as one of the higher-scale deliveries during the period. Among the newest completions, the 138-room Homewood Suites Coppell DFW Airport North opened in mid-May 2026, followed closely by a 111-room TownePlace Suites in Hutto and a 114-room Holiday Inn Express in Euless.

Lodging Development tracked 142 hotel transactions across Texas during the 18-month window ending in late November 2025. Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.58 billion over that period. This figure is derived from recorded loan amounts for 93 transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. The remaining 49 transactions lacked sufficient data to be included in the volume estimate, suggesting actual market activity likely exceeded this figure. Notable sales during the period include the Houston Marriott Energy Corridor, acquired by SLTX Capital, and the 426-room Hotel Dax Addison, purchased by Centurion American Development Group. The 337-room Renaissance Dallas North also traded, with 3H Group as the buyer.
