Georgia Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development in Georgia, the 400-room Signia by Hilton Savannah Convention Center stands as the largest, currently in construction as of late 2025. Savannah is also home to The Ritz-Carlton Savannah, Downtown, a 168-room luxury project in construction, and a dual-branded Residence Inn and Moxy Savannah Historic District totaling 249 upscale rooms in final planning, being developed by North Point Hospitality Group. In Atlanta, Ross Hotel Partners is advancing the 158-room Home2 Suites Atlanta Buckhead South through final planning.

The state's pipeline is led by upscale projects, which account for 25 of the 78 tracked developments and 3,646 rooms. Upper upscale properties represent the second-largest tier with 17 projects and 2,560 rooms, followed by upper midscale with 10 projects. Among notable recent deals, the 462-room Crowne Plaza and Staybridge Suites Atlanta Midtown sold in October 2025 for $35.5 million, acquired by Monomoy Property Ventures LLC and Axonic Capital. The 149-room Hyatt House Atlanta/Cobb Galleria traded for $18.2 million in November 2025, purchased by Hospitality Asset Procurers. The Courtyard Atlanta McDonough also changed hands that month, selling for $13 million to YM Hospitality.
