Georgia Hotel Development, Construction & Transactions

Georgia's hotel development pipeline reflects concentrated activity at the upscale and upper upscale tiers, with Savannah emerging as a particularly active submarket for new construction and recent openings. Lodging Development currently tracks 78 projects representing 10,241 rooms across the state. Transaction activity has also been substantial, with 43 hotel sales of $10 million or more recorded over the most recent 18-month tracking window, totaling over $953 million in documented sale prices alone. Both Atlanta and Savannah continue to attract significant capital from developers and investors.

Among the projects currently tracked by Lodging Development in Georgia, the 400-room Signia by Hilton Savannah Convention Center stands as the largest, currently in construction as of late 2025. Savannah is also home to The Ritz-Carlton Savannah, Downtown, a 168-room luxury project in construction, and a dual-branded Residence Inn and Moxy Savannah Historic District totaling 249 upscale rooms in final planning, being developed by North Point Hospitality Group. In Atlanta, Ross Hotel Partners is advancing the 158-room Home2 Suites Atlanta Buckhead South through final planning.

The state's pipeline is led by upscale projects, which account for 25 of the 78 tracked developments and 3,646 rooms. Upper upscale properties represent the second-largest tier with 17 projects and 2,560 rooms, followed by upper midscale with 10 projects. Two luxury projects account for 204 rooms, while midscale, economy, and undetermined-scale developments comprise the remainder of the pipeline.

Georgia has seen 34 hotel openings totaling 4,445 rooms over the past 24 months. The most recent include the 148-room Tempo by Hilton Savannah Historic District, which opened in late April 2026, and the 405-room Scout Living PCM, Placemakr Atlanta, Apartments by Hilton, which also opened in April. Savannah has been especially active, with the TownePlace Suites Savannah Chatham Parkway and a dual-branded TownePlace Suites and Fairfield Inn in Savannah Pooler both opening in spring 2026. In Atlanta, the 292-room Hotel Phoenix Atlanta opened in December 2025 as an upper upscale addition, while the 183-room Moxy Atlanta Downtown followed in March 2026.

Over the past 18 months, Lodging Development recorded 43 hotel transactions of $10 million and above across Georgia. Documented sale prices across 31 of those transactions totaled approximately $953.5 million, underscoring the state's depth of institutional-grade hotel investment activity.

Among notable recent deals, the 462-room Crowne Plaza and Staybridge Suites Atlanta Midtown sold in October 2025 for $35.5 million, acquired by Monomoy Property Ventures LLC and Axonic Capital. The 149-room Hyatt House Atlanta/Cobb Galleria traded for $18.2 million in November 2025, purchased by Hospitality Asset Procurers. The Courtyard Atlanta McDonough also changed hands that month, selling for $13 million to YM Hospitality. These transactions reflect continued buyer interest across multiple Atlanta-area submarkets and property types.
