Among the 286 projects and roughly 43,000 rooms currently tracked by Lodging Development in Florida, the pipeline skews toward upscale product, which accounts for the largest single tier by project count, with upper upscale and upper midscale segments following closely behind in near-equal measure. Several large-scale projects illustrate the range of activity underway. The 800-room Grand Hyatt Miami Beach Convention Center is in construction, while the 506-room Aloft | Element Universal Orlando, developed by InSite Group, has advanced to final planning. Driftwood Acquisitions and Development is building the 502-room Westin Cocoa Beach Resort & Spa, and Grupo T&C's 400-room 13th Edge Hotel Miami remains in early planning, reflecting continued momentum across the state's coastal and urban markets.

Florida has recorded 82 hotel openings totaling roughly 13,500 rooms over the past 24 months, according to Lodging Development's tracking. Recent additions include the 288-room Even | Staybridge Suites Orlando Convention Center, which opened in early July 2026, and the 210-room Drury Plaza Hotel Tampa Brandon, which debuted in early June 2026. The upper upscale UNFRAMED, Miami Beach, Autograph Collection added 147 rooms in the spring, while the 63-room My Place Hotel in Port Charlotte/Punta Gorda opened in early August 2026, rounding out a steady stream of new supply across the state's markets.

Florida's hotel transaction market has been active over the 18-month window ending roughly six months ago, with 138 transactions of $10 million or more tracked by Lodging Development, representing a combined price-known volume of nearly $4 billion. The largest deal in this period was the $750 million sale of the 444-room Four Seasons Resort Orlando at Walt Disney World to BDT & MSD Partners. Other notable trades include the 208-room The Ben, Autograph Collection, acquired by Related Ross for $108.5 million, and the Sheraton Miami Airport Hotel & Executive Meeting Center, which sold for $67.5 million to Bridgeton Holdings, underscoring continued investor interest across the state's major submarkets.
