Florida Hotel Development, Construction & Transactions

Florida stands out for the depth of both its construction pipeline and its capital markets activity. Lodging Development currently tracks 290 hotel projects totaling 43,125 rooms across the state, with upscale properties forming the largest identified segment. New supply has continued to arrive, with 80 hotels and 13,188 rooms opening over the past 24 months, from the Panhandle to Southwest Florida. Transaction activity has been equally substantial: 136 deals were recorded during the 18-month period ending six months prior to the current date, led by a major resort sale in Orlando.

Among the projects currently tracked by Lodging Development, the 800-room Grand Hyatt Miami Beach Convention Center stands out for its scale. Now in construction, it is one of 14 luxury projects within a statewide pipeline of 290 projects and 43,125 rooms.

The broader mix leans toward upscale development, which accounts for 75 projects and 12,300 rooms, followed by 55 upper midscale and 49 upper upscale projects. Another 66 projects have yet to declare a scale. In Orlando, InSite Group is in final planning on the 506-room Aloft | Element Universal Orlando dual-brand project. Grupo T&C is in early planning on the 400-room 13th Edge Hotel Miami, while Drury Southwest is advancing the 320-room Drury Plaza Hotel Destin.

Florida added 80 hotels and 13,188 rooms over the past 24 months. Among the largest recent deliveries, the 288-room EVEN | Staybridge Suites Orlando Convention Center opened in July 2026. The 63-room My Place Hotel in Port Charlotte/Punta Gorda followed in August.

The Panhandle was especially active. Hyatt House Destin (146 rooms) and Hilton Garden Inn Destin Commons (122 rooms) both opened in June, and LivSmart Studios Pensacola debuted in late July. Drury Plaza Hotel Tampa Brandon added 210 rooms in early June. HomeTowne Studios by Red Roof opened economy extended-stay properties in Bradenton and Fort Myers in May.

Lodging Development recorded 136 Florida hotel sales of $10 million and above during the 18-month period ending six months prior to the current date. Documented sale prices for 96 of those transactions total approximately $4.0 billion.

The most significant deal in recent transaction activity was the sale of the 444-room Four Seasons Resort Orlando at Walt Disney World. BDT & MSD Partners acquired the property for $750 million in February 2026. That same month, Related Ross acquired The Ben, Autograph Collection for $108.5 million. In March 2026, The Kolter Group purchased the 333-room Hilton St. Petersburg Bayfront for $96 million. Together, these trades show the continued depth of capital targeting Florida hotels across its major metropolitan and resort markets.
