Texas remains one of the largest and most active hotel development markets in the United States. Lodging Development currently tracks 278 projects across the state representing nearly 39,900 rooms in various stages of planning and construction. The pipeline spans every scale tier, from economy prototypes to large-scale luxury resorts and convention center hotels. Transaction activity has also been substantial, with 142 hotel sales recorded over the most recent 18-month tracking window. Recent openings have added more than 13,600 rooms to the Texas lodging supply over the past 24 months.
The Texas hotel development pipeline is anchored by upscale and upper-midscale projects, which together account for 168 of the 278 projects tracked by Lodging Development and more than 21,500 rooms. Upper-upscale and luxury projects add another 49 developments totaling over 9,300 rooms, while midscale, economy, and undetermined-scale projects round out the balance.
Among the projects currently tracked by Lodging Development, several stand out for their scale. The Circuit of the Americas Hotel & Convention Center, a 1,000-room project being developed by RIDA Development Corp., is in the planning stage in Austin. In Arlington, Loews Hotels is advancing the 507-room Loews Americana Hotel through final planning. The 350-room dual-branded AC Hotel and Moxy Dallas Uptown, developed by Merritt Development Group, is currently under construction. In San Antonio, Dimension Hospitality is planning the 301-room JW Marriott San Antonio Riverwalk at IBC Centre, a luxury addition to the city's hospitality corridor.

Among the most recent, the 275-room dual-branded Staybridge Suites and Holiday Inn Express Houston Downtown opened in late April 2026, marking a significant addition to the city's convention district supply. The 200-room Monarch San Antonio, a Curio Collection property, opened in early March 2026, bringing an upper-upscale option to that market. Other recent openings include the 138-room Homewood Suites Coppell DFW Airport North in mid-May 2026 and the 124-room Element North Austin Tech Ridge, which opened in late February 2026.

Based on documented sale prices and loan data, Lodging Development estimates total transaction volume in Texas at approximately $1.7 billion over this period. This figure incorporates actual sale prices where available and values derived from recorded loan amounts for the remaining transactions, applying an 80% loan-to-value ratio based on national hotel transaction data. It should be noted that 44 of the 142 transactions lacked sufficient pricing or loan data to be included in the volume estimate, meaning the true total is likely higher.
Notable transactions during this window include the Hotel Dax Addison, a 426-room upper-upscale Marriott Bonvoy property acquired by Centurion American Development Group in mid-August 2025. The 337-room Renaissance Dallas North traded to 3H Group in late July 2025, and the 206-room Houston Marriott Energy Corridor was purchased by SLTX Capital in August 2025.
