Tennessee's hotel development pipeline reflects concentrated investment in Nashville alongside meaningful activity in secondary cities such as Memphis and Chattanooga. Lodging Development currently tracks 76 projects totaling 13,925 rooms across the state, with upscale and upper midscale properties accounting for the largest share of that pipeline. Transaction activity over the past 18 months has produced 41 sales of $10 million and above, reinforcing Tennessee's position as an active hotel investment market. Recent openings spanning multiple cities point to continued absorption of new supply statewide.

Among the projects currently tracked by Lodging Development across Tennessee, the 817-room Signia Hilton Nashville Yards stands out as the largest by room count. Being developed by Southwest Value Partners, the upper upscale project is in early planning. Also notable is the 489-room Fifth Third Center Hotel, currently under construction in Nashville by Dreamscape Companies. On the luxury end, the 405-room InterContinental Hotel & Residences Nashville from DAC Developments is in planning, while the 245-room Songteller Hotel by Herschend Family Entertainment Corp. is under construction at the upscale tier.

The state's pipeline of 76 projects and 13,925 rooms is led by upscale developments with 20 projects, followed closely by upper midscale properties at 19 projects and upper upscale at 14. Four luxury projects totaling 968 rooms add a high-end dimension, while seven midscale and one economy project round out the tracked development activity.

Over the past 24 months, Tennessee has welcomed 46 hotel openings adding 6,360 rooms to the state's supply. Among the most recent is the Caption by Hyatt Chattanooga Downtown, a 123-room upscale property that opened in late March 2026. Nashville continues to absorb new inventory, with the 260-room Motto Nashville Downtown opening in late December 2025 and the 161-room Tempo by Hilton Nashville Midtown following in early February 2026. The 148-room Waymark, Tapestry Collection opened at the start of 2026 at the upper upscale level, while extended-stay and upper midscale openings in Murfreesboro, Spring Hill, and Tullahoma reflect demand growth beyond the Nashville core.

In the 18-month period ending November 2025, Lodging Development tracked 41 hotel transactions of $10 million and above across Tennessee. Among deals with disclosed pricing, 20 sales accounted for approximately $436.3 million in total volume. One of the more notable recent transactions involved the 590-room Memphis Riverline Hotel Marriott, acquired in November 2025 by Memphis Center City Development Corporation — a significant upper upscale asset changing hands in the Memphis market. Also in Memphis, the 127-room Hyatt Place Memphis/Germantown sold for $11 million in late November 2025. An additional 13 transactions had recorded loan data but no disclosed prices, while eight sales lacked sufficient data for volume calculation, indicating that aggregate transaction activity across the state was meaningfully higher than documented totals suggest.
