Meanwhile, 34 hotels totaling 4,307 rooms have opened statewide over the past 24 months, reflecting continued delivery of new supply across multiple segments.

Upscale properties lead North Carolina's development pipeline, accounting for 32 of the 82 projects tracked by Lodging Development and contributing 4,187 rooms. Upper midscale projects make up the second-largest segment with 23 projects and 2,746 rooms, while 11 upper upscale developments add another 2,386 rooms to the pipeline. Among the projects currently tracked by Lodging Development, the 600-room Omni Hotel Raleigh Convention Center stands out as the largest, currently in construction under development by Omni Hotels & Resorts. Daly Seven's dual-branded Courtyard and Residence Inn Cary at the Arboretum adds 249 upscale rooms, also in construction. In downtown Raleigh, Summit Hospitality Group is building the 138-room TownePlace Suites Raleigh Downtown, and Capital City Urban Development has the 264-room City Gateway Hotel & Parking Facility in planning.

Among those with disclosed sale prices, total documented volume reached approximately $354.2 million across 18 transactions. In recent transaction activity, Milan Hotel Group acquired both the 78-room Courtyard Asheville and the 88-room SpringHill Suites Asheville in November 2025 for $5.9 million and $6.9 million, respectively, signaling targeted investment in Asheville's upscale select-service segment. The 152-room Sonesta Select Raleigh Durham Airport Morrisville traded in September 2025 for $7.5 million. An additional 17 transactions included recorded loan data but no disclosed price, and four transactions lacked sufficient public data for valuation.
