Georgia's hotel development pipeline reflects concentrated activity across both the Atlanta metro area and Savannah, with significant construction and planning underway at the upscale and upper upscale tiers. Lodging Development currently tracks 78 projects totaling 10,383 rooms across the state. On the transactions side, 44 hotel sales of $10 million and above were recorded over the 18-month window ending late 2025, with documented prices on 30 of those deals totaling nearly $879 million. Recent openings have added 4,456 rooms to Georgia's hotel supply over the past 24 months.

Among the projects currently tracked by Lodging Development in Georgia, upscale developments lead the pipeline with 25 projects accounting for 3,641 rooms, followed by 16 upper upscale projects totaling 2,435 rooms. Upper midscale and midscale tiers each contribute 10 projects, while two luxury developments and three economy projects round out the identified pipeline alongside 12 projects at undetermined scale.

The 400-room Signia by Hilton Savannah Convention Center stands as the largest project in active construction, while The Ritz-Carlton Savannah, Downtown is also under construction with 168 rooms. In final planning, North Point Hospitality Group is developing a dual-branded Residence Inn and Moxy Savannah Historic District totaling 249 rooms. In Atlanta, Ross Hotel Partners has the 158-room Home2 Suites Atlanta Buckhead South in final planning. Across all 78 tracked projects, the state's pipeline encompasses 10,383 rooms.

Georgia has seen 34 hotel openings totaling 4,456 rooms over the past 24 months. Among the most recent, the 405-room Scout Living PCM, Placemakr Atlanta, Apartments by Hilton opened in mid-April 2026, representing one of the largest new additions to the state's supply. The 148-room Tempo by Hilton Savannah Historic District also opened in late April 2026, while the Element by Marriott Bainbridge Riverfront debuted in early May 2026 with 100 rooms. Savannah has been a particularly active market for openings, with a dual-branded TownePlace Suites and Fairfield Inn in Pooler opening in early March 2026. The 292-room Hotel Phoenix Atlanta, an upper upscale property, opened in late 2025.

Over the 18-month period ending in late November 2025, Lodging Development recorded 44 hotel transactions of $10 million and above across Georgia. Documented sale prices were available for 30 of those deals, totaling approximately $878.9 million in aggregate volume. Notable individual transactions from this period include the Hyatt House Atlanta/Cobb Galleria, a 149-room upscale property acquired by Hospitality Asset Procurers for $18.2 million in November 2025, and the Courtyard Atlanta McDonough, a 102-room upscale hotel purchased by YM Hospitality for $13 million that same month. RAM Hotels also acquired the 91-room Homewood Suites Columbus during this window. With 44 qualifying transactions spread across the state, Georgia continues to attract broad investor interest at multiple price points and across its primary and secondary markets.
