Transaction activity has been substantial, with 124 deals of $10 million or more recorded over the most recent 18-month window, and the state has seen 84 hotel openings adding over 13,500 rooms in the past 24 months. From luxury resort construction along the Gulf Coast to extended-stay product in metro Orlando and South Florida, the pipeline reflects broad investor and developer confidence across multiple segments and geographies.
Among the projects currently tracked by Lodging Development, the upscale tier dominates the pipeline with 79 projects totaling nearly 11,500 rooms, followed by upper midscale at 49 projects and upper upscale at 39 projects. An additional 57 projects with roughly 8,200 rooms have yet to be classified by scale. Luxury development accounts for 16 projects and approximately 3,400 rooms, including the 331-room JW Marriott East Naples being developed by Columbia Sussex Corp., currently in construction. The 502-room Westin Cocoa Beach Resort & Spa, developed by Driftwood Acquisitions and Development, is also under construction. In Orlando, InSite Group is planning a 506-room dual-branded Aloft and Element property near Universal Orlando, while Phoenicia Development has a 391-room Universal Signature Suites project in early planning. Midscale and economy tiers round out the pipeline with 33 projects and roughly 3,700 rooms combined.

Florida has recorded 84 hotel openings totaling approximately 13,500 rooms over the past 24 months. Among the most significant recent additions is the 801-room Omni Fort Lauderdale, an upper upscale property that opened in late November 2025. The luxury Four Seasons Resort at Naples Beach Club debuted in October 2025 with 220 rooms. In April 2026, Miami Beach welcomed two upper upscale openings: the 147-room UNFRAMED, Autograph Collection and the 90-room Dolce by Wyndham.
