Florida Hotel Development, Construction & Transactions

Florida remains one of the most active hotel development markets in the country, with Lodging Development currently tracking 273 projects totaling more than 39,500 rooms across the state. Transaction activity has been substantial, with 124 deals of $10 million or more recorded over the most recent 18-month window, and the state has seen 84 hotel openings adding over 13,500 rooms in the past 24 months. From luxury resort construction along the Gulf Coast to extended-stay product in metro Orlando and South Florida, the pipeline reflects broad investor and developer confidence across multiple segments and geographies.

Florida Hotel Development & Construction Pipeline

Among the projects currently tracked by Lodging Development, the upscale tier dominates the pipeline with 79 projects totaling nearly 11,500 rooms, followed by upper midscale at 49 projects and upper upscale at 39 projects. An additional 57 projects with roughly 8,200 rooms have yet to be classified by scale. Luxury development accounts for 16 projects and approximately 3,400 rooms, including the 331-room JW Marriott East Naples being developed by Columbia Sussex Corp., currently in construction. The 502-room Westin Cocoa Beach Resort & Spa, developed by Driftwood Acquisitions and Development, is also under construction. In Orlando, InSite Group is planning a 506-room dual-branded Aloft and Element property near Universal Orlando, while Phoenicia Development has a 391-room Universal Signature Suites project in early planning. Midscale and economy tiers round out the pipeline with 33 projects and roughly 3,700 rooms combined.

Recent Hotel Openings in Florida

Florida has recorded 84 hotel openings totaling approximately 13,500 rooms over the past 24 months. Among the most significant recent additions is the 801-room Omni Fort Lauderdale, an upper upscale property that opened in late November 2025. The luxury Four Seasons Resort at Naples Beach Club debuted in October 2025 with 220 rooms. In April 2026, Miami Beach welcomed two upper upscale openings: the 147-room UNFRAMED, Autograph Collection and the 90-room Dolce by Wyndham. Extended-stay and upper midscale products continue to expand statewide, with openings including the 147-room Home2 Suites Weston Ft. Lauderdale in late January 2026 and the 122-room Hyatt Studios Jacksonville in April 2026.

Over the 18-month period ending in late November 2025, Lodging Development recorded 124 hotel transactions of $10 million or more across Florida, with documented sale prices on 84 of those deals totaling approximately $4.42 billion. Among the notable individual transactions, the 511-room Sawgrass Marriott Resort & Spa traded in November 2025 for roughly $149 million. Columbia Sussex Corporation acquired the 744-room Hilton Daytona Beach Oceanfront Resort in September 2025 for approximately $70.5 million, while Highline Hospitality Partners purchased the 227-room Hilton St. Petersburg Carillon Park for $37.3 million that same month. The breadth of activity across resort, full-service, and select-service assets underscores continued investor appetite for Florida hotel properties at scale.
