California Hotel Development & Construction Pipeline

Upscale projects account for the largest share of California's tracked pipeline, with 84 projects representing nearly 11,940 rooms. Upper midscale follows with 61 projects totaling 7,147 rooms, while upper upscale developments contribute 38 projects and 7,175 rooms. Among the projects currently tracked by Lodging Development, a dual-branded Hyatt Place and Hyatt House in downtown San Diego stands out at 560 rooms, being developed by J Street Space and currently in final planning. Kam Sang Company's 500-room Nickelodeon Hotel in Garden Grove brings an upper upscale entertainment-focused concept to the Anaheim-area market. A 300-room dual Hampton Inn and Homewood Suites project, South Park Towers, is being developed by Jade Enterprises and sits in early planning. On the luxury end, Turnbridge Equities' 154-room SilverRock Resort in the desert region has reached final planning. The 215-room Courtyard Sand City Monterey, which opened in mid-January 2026, is among the largest recent additions. Lodging Development has recorded 114 hotel transactions of $10 million and above in California over the 18-month period ending in late 2025. Among the 83 transactions with confirmed sale prices, total documented volume reached approximately $3.43 billion, underscoring the state's outsized role in institutional hotel investment. The most prominent deal during this window was the paired sale of the 1,919-room Hilton San Francisco Union Square and the 1,024-room Parc 55 San Francisco, a Hilton Hotel, which traded in November 2025 for a combined $408 million. The buyer, a joint venture of Newbond Holdings and Conversant Capital, acquired both properties in a single transaction that marked one of the most closely watched distressed-asset trades in the city's recent history. Elsewhere, the 133-room Montrose at Beverly Hills sold for $45.25 million to United XYZ in November 2025, reflecting continued investor appetite for boutique upper upscale assets in premium Los Angeles submarkets.
