California Hotel Development, Construction & Transactions

California remains one of the largest and most closely watched hotel development markets in the country, with a substantial pipeline spanning every scale tier from economy to luxury. Lodging Development currently tracks 258 hotel projects totaling 34,649 rooms across the state, alongside 61 recent openings and 114 recorded transactions over the past 18 months. Activity is distributed across major metros including San Diego, Los Angeles, the San Francisco Bay Area, and the Inland Empire, with significant investment flowing into both urban core and resort-oriented locations.

Upscale projects account for the largest share of California's tracked pipeline, with 84 projects representing nearly 11,940 rooms. Upper midscale follows with 61 projects totaling 7,147 rooms, while upper upscale developments contribute 38 projects and 7,175 rooms. Among the projects currently tracked by Lodging Development, a dual-branded Hyatt Place and Hyatt House in downtown San Diego stands out at 560 rooms, being developed by J Street Space and currently in final planning. Kam Sang Company's 500-room Nickelodeon Hotel in Garden Grove brings an upper upscale entertainment-focused concept to the Anaheim-area market. A 300-room dual Hampton Inn and Homewood Suites project, South Park Towers, is being developed by Jade Enterprises and sits in early planning. On the luxury end, Turnbridge Equities' 154-room SilverRock Resort in the desert region has reached final planning. The state also has eight luxury projects in total, along with 22 midscale and 10 economy developments rounding out the pipeline.

Over the past 24 months, 61 hotels totaling 8,716 rooms have opened across California. Recent activity has been particularly notable along the Central Coast and in major metros. The 215-room Courtyard Sand City Monterey, which opened in mid-January 2026, is among the largest recent additions. Nearby, the 99-room Kimpton Mirador Pacific Grove Monterey opened in late January 2026, bringing an upper upscale lifestyle option to the Monterey Peninsula. The Hilton Arcadia Los Angeles opened in late 2025 with 173 rooms, and the 149-room Limelight Mammoth debuted in early December 2025. In the Ventura area, back-to-back openings of the 125-room Residence Inn Ventura Beach and 121-room SpringHill Suites Ventura Oxnard added upscale extended-stay and select-service inventory in early 2026.

Lodging Development has recorded 114 hotel transactions of $10 million and above in California over the 18-month period ending in late 2025. Among the 83 transactions with confirmed sale prices, total documented volume reached approximately $3.43 billion, underscoring the state's outsized role in institutional hotel investment. The most prominent deal during this window was the paired sale of the 1,919-room Hilton San Francisco Union Square and the 1,024-room Parc 55 San Francisco, a Hilton Hotel, which traded in November 2025 for a combined $408 million. The buyer, a joint venture of Newbond Holdings and Conversant Capital, acquired both properties in a single transaction that marked one of the most closely watched distressed-asset trades in the city's recent history. Elsewhere, the 133-room Montrose at Beverly Hills sold for $45.25 million to United XYZ in November 2025, reflecting continued investor appetite for boutique upper upscale assets in premium Los Angeles submarkets.
